WHICH NEW CONSTRUCTION PATH IS RIGHT FOR YOU?

Custom Build From the Ground Up
This is the most tailored and most involved option.You start with land (or tear down an existing property), hire your own builder and architect, and design every single detail from scratch. That includes your floor plan, layout, exterior design, finishes, landscaping, and more.

Semi-Custom Builder Program
Semi-custom means you’re choosing from a curated set of floor plans and personalizing key features. You’ll typically get to select your finishes, flooring, lighting, cabinetry, and sometimes tweak the layout.

Luxury Spec Home (Move-In Ready)
These are new homes that are either finished or close to it, designed by the builder and typically staged to sell. You won’t have input on the layout or design, but you get the benefits of a brand-new home without the wait.

These are neighborhoods with multiple lots and builders offering new homes as part of a larger development. You’ll usually select a lot, pick a floor plan, and choose your finishes from a design center.

Direct From A Boutique Builder
These are Nashville’s smaller, luxury-focused builders, often producing only a handful of homes a year with high-end architectural details, unique layouts, and premium finishes. The homes may be spec or semi-custom, and they often sell fast.
